Roof work by McCluskey Roofing
Identify suspect sheets without disturbing them
Age, profile and surface appearance may suggest that sheets need investigation, but they do not prove asbestos content. Do not drill, snap, sand or scrape the roof to obtain your own answer. A suitable assessment and, where necessary, testing through competent arrangements can establish the material and guide the next steps.
Keep people away from broken fragments and avoid handling debris from a damaged roof. Asbestos cement sheets can also be fragile, making roof access dangerous regardless of their fibre content. Photographs from the ground can help explain your concern, but they cannot replace material identification or a safe plan for work.
Licensing depends on the material and work
HSE distinguishes licensed asbestos work from non-licensed and notifiable non-licensed tasks. Some work on intact asbestos cement can be non-licensed when the relevant conditions are met. That does not mean it is ordinary demolition or suitable for anyone without appropriate competence, training and controls. Condition and the planned method affect the classification.
Breaking sheets or using methods that create dust changes the risk. The appropriate contractor should assess the work before removal is arranged and establish which requirements apply. McCluskey Roofing does not claim an asbestos-removal licence or that it personally removes asbestos; the asbestos stage needs appropriate arrangements before roofing replacement begins.
Removal, waste controls and disposal
An agreed plan should cover access, protection of surrounding areas, handling the material and its authorised disposal route. Asbestos waste must be kept separate and packaged appropriately, rather than mixed with general roofing rubble. Waste carriers and receiving facilities must be suitable for the material and applicable rules.
Local disposal facilities can have their own acceptance arrangements, so availability must be checked rather than assumed. Transporting loose sheets or putting fragments into a normal skip is not an acceptable shortcut. Clarify who is responsible for the asbestos stage and its waste documentation before ordering a replacement covering or setting a work sequence.
Assess the structure after the asbestos stage
Once the old material has been dealt with appropriately, the garage supports and roof construction can be assessed for the new covering. Corrugated sheets and a boarded membrane roof do not necessarily use the same support arrangement. Timber condition, spans, loading and roof falls need checking before deciding how the replacement should be built.
A new deck may be required for a membrane system, and edge details must suit the garage walls and drainage. Any hidden deterioration should be addressed as part of the agreed roofing scope. The goal is a suitable replacement assembly, not simply fixing a different surface onto supports designed for the original sheets.
Choosing a suitable new garage roof
EPDM can be considered where the structure, deck and falls suit a rubber membrane roof. It needs properly formed perimeter trims, wall junctions and drainage details. An unheated garage may have different insulation and condensation considerations from a space converted for regular occupation, so intended use should be explained.
The cost factors include asbestos assessment and handling arrangements as well as the new roof, support work and access. A figure for the replacement covering alone may leave out essential stages. Our garage-roof cost guide explains scope without assuming that every old corrugated garage presents the same material or structural problem.
Discuss the stages before work begins
Provide the garage location, approximate roof form and whether sheets are damaged. State clearly that asbestos is suspected or confirmed. McCluskey Roofing takes North East roofing enquiries from Wallsend; the assessment, suitable asbestos arrangements and subsequent roofing work need distinguishing so nobody mistakes a replacement quote for a promise to handle hazardous material personally.
